Job Summary:   The Project Manager responsibilities are to; executes all correspondence and submittals to the owners, subcontractors, and suppliers, creates and maintain a project schedules, mange project cost, and closeout projects.   The Project Manager will be responsible for the administrative work on project from the Job Handoff meeting until project close out. The Project Manager is to report all aspects of the project status to the Construction Operations team.

Must be able to read, interpret and understand all contract documents, bid documents, job specifications and plans. 
Continuously makes adjustments to operations and institutes cost savings for the duration of the project.
Maintains open lines of communications using a variety of communication tools (internet, email, Word, Excel, phone, in-person meetings) between all involved parties on a given project, including but not limited to: management, owners, subordinates, the general public, subcontractors, vendors , employees and   job related regulatory agencies. 
Management evaluation of customer satisfaction, subcontractor coordination, paperwork, professional appearance and improvements to operations.
Review all plans and specifications. Assure that project improvements are being constructed in accordance with the contract. 
Operational budget. Management evaluation.
Attend pre construction, staffing and progress meetings as required.

Correspond with owners and regulatory agencies to address issues or upcoming activities through meetings, email and telephone. 
Reduction in litigation costs, handles claims in a timely manner and resolves problems with minimal conflict,  as well as  maintains  minimal  fines,  fees, penalties, etc.

Assist estimator(s) in the pricing of new items of work and/ or change orders. 
Management Evaluation

Responsible and accountable for all resource management and cost under your control. 
Operational budget.



Build and manage construction schedules and ensure Superintendents are educated on schedule timelines.

Meet with General Superintendent and create
weekly schedules for the construction operations to be communicated to manufacturing side of company. Tracks and manages all timetables and deadlines and
ensures Company finishes each phase of construction in a timely manner.
Build, maintain, and submit all project schedules.  These schedules shall be completed in P6 Scheduling Software and meet all project specifications.

Document  and  submit  any  type  of  project delays.

Meet with Owner as necessary to review project requirements.

Communicate   with   Owners   as   necessary
regarding  project  schedules  and  any  other

Identify and report all monetary changes to estimating for pricing of Change Orders, Increased/Decreased Quantities etc. 
Continuously makes adjustments to operations and institutes cost savings for the duration of the project.

Review all Owner progress estimates for accuracy.   Assist with invoice collections if necessary. 
Paperwork is submitted in a timely manner, while maintaining a high degree of accuracy.
Ensures that proper and accurate field quantities
(personnel,   materials,   equipment,   etc.)   are
reported on a daily basis and match budget and company cost-controls; provides a variety of reports as scheduled, requested or on an ‘as- needed’ basis. Meets    company    financial    goals,    continuously
implements   costs   savings   and   has   all   required
documentation in place for financial review.

Review Engineer reports to ensure accuracy. Accurate reports are provided in a timely manner and
are in alignment with operational budget.

Meet regularly with superintendents to review timetables, job costs and any potential issues on the job site and give immediate guidance if the project is not on schedule or if costs are not in line with estimates. 
Continuously makes adjustments to operations and institutes cost savings for the duration of the project.
Recognize and solve actual and potential problems related to construction projects in a timely manner while minimizing the cost and impact of said issues.

Responsible  for  the  outcome  of  project  in
regards  to  schedule,   budget,  and  financial results. Operational budget.

Required Knowledge, Skills and Abilities:


Utilizes strong organizational skills. Must display strong written and oral communication skills and employ effective listening skills. Must be able to analyze problems and make sound decisions in a timely manner based on objectives, risks, implications and costs. Ability to interact with others and positively influence their behavior in an organized manner while managing multiple daily activities between office and field work.  Ability to write and speak clearly and effectively to all levels of employees, both individually and in large groups. Must be able to work well with diverse personalities.


Four (4) year college degree preferred but not required. Desirable study concentration in construction management or related field. Ten (10+) years construction experience and three (3+) years in supervision. Experience in scheduling, job cost, and project administration of all phases of construction. Experience in managing multiple projects.

Computer Skills:

Basic computer knowledge including knowledge of e-mail, MS Word, Excel, Heavy Job, Heavy
Bid, JDE, P6 and internet applications.

Language Skills:
Ability to read, analyze and interpret plans, specifications, external and internal policies and
guidelines, and/ or regulations.   Ability to write reports, business correspondence.   Ability to effectively present  information to  large groups and to respond to  questions from groups of managers, clients, customers and the general public.

Mathematical Skills:

It is necessary to be able to add, subtract, multiply and divide.  Ability to calculate figures and amounts such as percentages, area, circumference and volume.  Ability to apply concepts of basic algebra and geometry.

Reasoning Ability:

High degree of reasoning ability and problem-solving skills.   Flexible in adapting to changing needs, detail oriented and adept at analytical problem solving.   Demonstrate independence in problem solving and the ability to arrive at solutions that ensure the lowest unit cost meets short and long term commitments and business objectives.
